1. Who you are contracting with

These Terms govern your use of BiharPropertyHub (the "Service"), operated by DEVANSH INTERNATIONAL ("we", "us", "our"). By using the Service you agree to these Terms.

2. The Service

BiharPropertyHub is an online real estate marketplace for Bihar, India. Features include property listings, search, lead management, AI-assisted listing tools, AI advisor, virtual tours, an investment calculator, and home-loan eligibility.

3. Eligibility & account

You must be at least 18 years old and have the authority to enter into these Terms. You are responsible for keeping your account credentials confidential and for all activity under your account. You must provide accurate information and keep it up to date.

4. Acceptable use

You agree not to:

  • use the Service unlawfully or to commit fraud or spam;
  • post fake, misleading, or infringing listings or content;
  • infringe the intellectual property or privacy rights of others;
  • interfere with security, probe, scan, scrape, or distribute malware;
  • reverse engineer, resell, or circumvent technical limits of the Service.

5. User content

You retain ownership of content you submit (listings, photos, videos, messages). You grant us a limited, worldwide, royalty-free licence to host, store, reproduce, display, and process that content solely to operate and improve the Service.

6. Intellectual property

The Service, including its software, design, branding, and documentation, is owned by DEVANSH INTERNATIONAL and its licensors. We grant you a limited, non-exclusive, non-transferable right to use the Service within your selected plan.

7. Payments, subscriptions & Merchant of Record

Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Payment, billing, tax, cancellation, and refund mechanics are governed by Paddle's Buyer Terms available at paddle.com/legal/checkout-buyer-terms. Subscription plans renew automatically until cancelled. On cancellation you retain access until the end of the current paid period.

8. AI features

AI-generated text, summaries, and advice are provided for general informational purposes only, may be inaccurate, and are not professional financial, legal, or investment advice. You are responsible for verifying outputs before relying on them and for ensuring you have rights to any content you submit as input.

9. No guarantees

The Service is provided "as is" without warranties of any kind. We do not guarantee uninterrupted or error-free operation, nor the accuracy of listings posted by users.

10. Liability

To the fullest extent permitted by law, our aggregate liability arising out of or relating to these Terms is limited to the fees you paid to Paddle for the Service in the 12 months preceding the claim. We exclude liability for indirect, consequential, or special damages, including loss of profits, data, or goodwill. Nothing in these Terms limits liability that cannot be limited under applicable law.

11. Indemnity

You agree to indemnify us against claims arising from your content, your unlawful use of the Service, or your breach of these Terms.

12. Suspension & termination

We may suspend or terminate your access for material breach, non-payment, security or fraud risk, or repeated or serious policy violations. On termination, your right to use the Service ends and we may delete your data after a reasonable export window.

13. Changes

We may update these Terms; continued use after changes means you accept the updated Terms.

14. Governing law

These Terms are governed by the laws of India. Courts of Patna, Bihar shall have jurisdiction.
